About this course

The Washington Real Estate Practices 30-Hour Pre-License Course is designed to help future brokers understand how real estate concepts are applied in actual brokerage practice. While real estate fundamentals explain the legal and conceptual foundation of the industry, this course focuses on what new brokers need to do in real transactions with buyers, sellers, listings, offers, contracts, financing, closing, and real estate math.

This course guides students through the practical side of becoming a Washington real estate broker. Students will learn how agency relationships affect client duties, how listings are prepared and marketed, how property is evaluated and priced, how offers are negotiated, how purchase and sale agreements are handled, and how financing and closing issues affect the transaction.

Students will also build confidence with real estate math, including commissions, loan-to-value, down payments, seller proceeds, buyer cash needed to close, prorations, PITI, acreage, interest, and other common calculations used in practice and on the licensing exam.

What You Will Learn

  • Business skills and professional procedures for new brokers
  • Agency relationships, client duties, confidentiality, disclosure, and conflicts of interest
  • Listing preparation, seller communication, property information, and listing practice
  • Comparative market analysis, pricing strategy, and property evaluation
  • Marketing practices, fair housing considerations, advertising rules, and listing promotion
  • Offer strategy, counteroffers, multiple offers, negotiation, and sales techniques
  • Purchase and sale agreements, addenda, contingencies, earnest money, and contract timelines
  • Residential financing, buyer qualification, loan types, escrow, title, and closing procedures
  • Real estate math used in transactions and state exam-style calculation questions
  • Practical, Transaction-Focused Training

This course is built to help students think like new brokers. Lessons include real-world examples, applied scenarios, checklists, practice problems, and transaction-based explanations. Students are encouraged to connect each concept to the work they will perform in the field, from the first client conversation through closing.

By the end of the course, students should be better prepared to understand the broker’s role in a transaction, recognize common practice issues, communicate professionally, use approved forms and timelines carefully, and know when to consult a managing broker or refer a client to another qualified professional.

Who This Course Is For

This course is for students completing Washington pre-license education requirements and preparing to become real estate brokers. It is especially helpful for students who want clear, practical instruction that connects licensing concepts to real brokerage situations.

Course Goal

The goal of this course is to prepare students for both the Washington real estate licensing exam and the practical responsibilities of entry-level brokerage practice. Students will leave with a stronger understanding of how real estate transactions work, how brokers support clients, and how to approach practice situations with care, professionalism, and confidence.
